Policies and Procedures THE RENTAL SEASON: Summer season is from June 1 to August 17. Mid-season is May 18 to June 1, and August 17 to August 31. The remainder of the year is off season.. THE RENTAL WEEK: The rental week is from Sunday to Sunday. Some Properties permit partial week rentals in the off season, with a minimum of three nights required. RESERVATIONS: After selecting a cottage from the brochure or website, please call or e-mail our office to ascertain its availability. To confirm a reservation, the rental agreement must be signed and mailed to our office within 7 days of your call, and a 50% advance rent deposit must accompany the agreement. We do not accept charge cards but will honor personal checks. Upon receipt of your request we will mail you a confirmation. DAMAGE AND CLEAN-UP GUARANTY: A $100 damage and excessive clean-up guaranty is required for all parties (NO EXCEPTIONS), please make out a separate check for the $100 to Sea Path Realty. We will hold the check and return it to you by mail after the cottage is inspected, provided the unit is left in good order. DEPARTURE CLEANING FEE: Professional departure cleaning is provided for all cottages (NO EXCEPTIONS). The cleaning fee is collected separately upon your arrival. Departure cleaning does not include washing and putting away dishes, making beds, or removing trash from the cottage. If additional cleaning is needed, there will be an extra charge that will be deducted from the damage and clean-up guaranty. Upon arrival, please make out a separate check to Nancy Cooper for the departure-cleaning fee. Note: Cottages #5 and #11 require the check to be made out differently. See description. TAXES: All rentals are subject to a 6.75%
NC Tax, and a 6% Topsail
Beach Tax after July 1. The Topsail Beach Tax supports beach re-nourishment.
CHECKOUT: Checkout time is at 10:00 A.M. or before. Each cottage has rental instructions posted. Please leave the unit neat and undamaged, all trash removed from the house, and the garbage can rolled to the street. When you are ready to depart, drop the key off at the office. We will return your damage and clean-up deposit (the separate check for $100) by mail after the cottage has been inspected. CANCELLATIONS: If you must cancel you reservation and the cottage is re-rented for the entire period you advance deposit will be refunded less a $50 service charge. If the cottage is not re-rented, your deposit will be forfeited. EQUIPMENT FAILURE: We cannot guarantee air conditioners, televisions, or other appliance due to our salty atmosphere. Every effort will be made to repair any breakdowns as soon as possible. There will be no refund in the event of a failure. PETS: Some cottages do allow one pet. There is a non-refundable fee (see description). Most cottages do no permit pets. Pets on these properties are cause for eviction; forfeiture of rent and damage guaranty. HURRICANE AND STORM POLICY: In the event of a mandatory evacuation we will refund for the day or days the evacuation is in effect. There will be no refunds for voluntary evacuations. WHAT TO BRING: Linens are not furnished. Linens are available for rent if needed, call our office for more details. The following is a brief list of items you will need.
VCR's & GRILLS: Many of the cottages have VCR's and grills. We can not guarantee that the VCR's work. Grilling is prohibited on wooden decks and porches. TENTATIVE RESERVATIONS: Tentative reservations made in 2007 must be received along with a reservation request and 50% advance rent by February 1, 2008, otherwise the home will be rented to others. OFFICE HOURS: Sunday 9 A.M. to 5 P.M. Daily 9 A.M. to 4 P.M. except Wednesday when the office is closed. Off Season: Sunday Hours 11 AM to 4 PM. NOTE: We do not rent to anyone under 25 years of age or to unrelated groups.
